• We invest in discounted single family residential and apartment units for both short term profits and long term income.
• Our geographic focus is Los Angeles County. We invest in neighborhoods where the sub market has ample sales velocity, stable or increasing price trends, limited distressed inventory, and pride of ownership.
• General metrics: Our purchase goals are 30-50% discount to future improved value, $50k – $2M+ in rehab or ground up build costs, and 4-24 months from purchase to rehab to resale or hold.
• Targeted investment returns: 12% to 20%. Turning capital 2 times in a year.
• Targeted income property returns: 8%-12% annually in up-trending neighborhoods.
